ReArch Construction Reimagining Former YMCA in Burlington, Vt.

BURLINGTON, Vt. – Local commercial contractor ReArch Construction is halfway through a transformation of the old YMCA building.
The $42.5 million project consists of reimagining the existing property as a six-story apartment community – preserving its original façade – and adding a substantial addition.
Developed and delivered as a joint venture between Seizan Capital LLC and Greencastle Group LLC, the project broke ground in 2025 and is on track for a June 2027 completion.
ReArch Construction is serving as the construction manager. Smith Buckley Architects is leading the design team.
The renovation plans include:
- Preservation of the historic brick façade at the corner of College and South Union Streets
- 79 apartments
- Below-grade parking
- Brick and architectural siding
- A design that meets LEED Gold standards
- Vehicular traffic entry/exit from the west side of the project
