Former Utah State Prison Site to be Mixed-Use, Urban Oasis in the Mountains

DRAPER, Utah – The tangible infrastructural roots of a sustainable mixed-use community are growing beneath what will be a massive district on the south end of Salt Lake Valley, 20 miles south of Salt Lake City, Utah.

Known as The Point of the Mountain, the development has been in the master planning stages for years. Last year saw much infrastructural work accomplished, according to Point of the Mountain State Land Authority, with 2026 welcoming the beginning of construction.

Located on 100 acres at the site of the former Utah State Prison – which operated from 1951 to mid-2022 – The Point is the largest vertical construction project of 2026. It is transforming 600 state-owned acres into a pedestrian-friendly technology hub featuring office, entertainment and residential options.

The primary development partner selected to build this mixed-use community is The Point Partners, a team led by Lincoln Property CompanyColmena Group and Wadsworth Development Group.

The site is located in the heart of Silicon Slopes, at the point of the mountain where Salt Lake and Utah counties meet. The development will span three municipalities and these two counties where Draper and Lehi meet.

Construction of the first buildings as part of Phase 1 of the development is scheduled to begin in mid-to-late 2026 – including construction of the first 350-unit residential/retail complex (featuring 45,000 square feet of retail and dining), a 5,000-seat entertainment venue and completing major infrastructure for the 600-acre project, alongside the completion of the Mountain View Corridor freeway extension to improve connectivity between the counties.

Initial phases of underground utilities are in place, with construction focused on building foundational grades for future roads and the “River-to-Range” regional trail.

Future development includes construction of a 300-plus-unit multifamily project. This will be part of a 15-year first phase intended to establish a new city center, with a UTA Trax stop and FrontRunner station under study to integrate with the transit network.

Much of the construction work completed in 2025 was beneath the surface in site preparation. Some 855,000 cubic yards of dirt were moved,100,000 square yards of finished subgrade were completed, and three stormwater ponds were excavated, according to developer. A total of 36 power vaults were installed. More than 20,384 cubic yards of road base was installed, with 4,402 tons of asphalt placed.

In 2026, foundations will be poured and streets finalized.

Future phases are anticipated to being more than 30,000 square feet of Class A office space, The Point Promenade (more than 5,000 linear feet of walkable streets and plazas, outdoor dining and gathering spaces) and 400 units of affordable housing.
