Austin Commercial Building $30 Bil Texas Instruments Hub

SHERMAN, Texas – An enormous campus for Texas Instruments is well on the way to completion of phase one in early 2025.

Austin Commercial, a unit of Dallas-based Austin Industries, is constructing 4.7 million square feet of manufacturing, warehouse, cleanroom and office space for TI in two phases on a site located one hour north of Dallas.

The hub will manufacture 300-millimeter wafers for use in semiconductor fabrication plants. This is one of four new wafer plants that TI is building across Texas. Each plant will have the capacity of manufacturing more than 100 million wafers daily.

Silicon wafers are thin slices of silicon crystal that are used in making microchips and integrated circuits.

Construction of the Sherman, Texas plant began in 2022. The manufacturing facility is expected to be operational by mid-2025.

Once phase two is built, TI expects to eventually support 3,000 full-time jobs.

Page Southerland Page, Inc. is the project architect. The project is designed to meet LEED (Leadership in Energy and Environmental Design) Gold certification from the U.S. Green Building Council.
